Chennai’s industrial and warehousing activity is measured by several research firms. Before using a headline number in a property decision, record the reporting period, the exact metric and the coverage of the study. Two published H1 2026 summaries show why this matters.
Keep each publisher’s figures together
| Source and period | Reported measure | Published result |
|---|---|---|
| Savills · Chennai H1 2026 | Industrial and warehousing space absorption | 3.1 million sq ft. |
| Cushman & Wakefield · Chennai industrial H1 2026 | Warehousing and industrial leasing | 6.1 million sq ft: 2.3 million warehousing and 3.8 million industrial. |
These are different published measures, not interchangeable estimates to average or add together. The summaries use different labels and may differ in coverage and methodology. We have not reconciled their underlying transaction datasets. Preserve the source alongside every figure when comparing reports.
What the source summaries emphasise
Savills reports manufacturing at 52% of its H1 absorption, followed by 3PL at 19% and e-commerce at 9%. It also reports Grade-A assets at 72% of absorption and 91% of supply. These shares belong to the Savills dataset.
Cushman & Wakefield’s industrial summary identifies 3PL, automobile and FMCG activity in warehousing, and engineering, manufacturing and automobile occupiers in industrial leasing. Its Chennai landing page also contains other property sectors and reporting periods; select the industrial section when following the source.
What this means for a property shortlist
Our interpretation is that an enquiry brief should identify the occupier’s actual activity. A manufacturing facility and a distribution warehouse can require different utilities, loading, layouts and handover work. Broad market activity helps frame the search; it does not determine whether a particular unit will suit that activity.
- Record the micro-market and property type in every comparable proposal.
- Separate signed activity reported for a past period from current vacant space.
- Ask for a current written unit proposal and a layout matched to the operation.
- Use like-for-like definitions when building a time series; do not splice different publishers’ totals without reconciling coverage.
What these figures cannot establish
The source summaries do not establish today’s rent for an individual building, current vacancy at Mansi Industrial Park, the suitability of a plot, or a future appreciation rate. This page makes no forecast for land values or guaranteed leasing demand.
